I called B&R plumbing on a Thursday afternoon and Randy called back. After hearing my tale of woe, he came over to the house, after hours! He fixed us up so we could use the "facilities". He came back Friday morning to finish up with a new flange AND he cleaned the "bowl", all while being very nice. Should anyone mention plumbing, I'll give them Randy's name and phone number.
